Surrounded by pine and olive trees and overlooking the shimmering blue Ionian Sea, the villa is an intimate oasis of relaxation and luxury.

This split level house cascades down to a large pool terrace with shaded pergola, offering a lounging & dining area with stunning sea views over to the village of Kioni and across the sea to Meganisi, Lefkada and mainland Greece in the distance, while the private infinity pool with sun loungers and parasols invites guests to sit back and enjoy the undisturbed tranquility and soak up every moment. Other enchanting outdoor spaces include a pretty courtyard, a garden with table tennis and a large balcony with dining area overlooking the pool area.

Inside, the villa captures the essence of the island’s elegance. Clean white lines create a sense of lightness, while Mediterranean colours add a splash of colour through the artwork, scatter cushions and sumptuous furnishings. Embodying the philosophy of open living, the villa combines the kitchen, dining and living areas in a harmonious layout – multiple French doors blur the lines between the interior and the natural beauty of the surroundings.

With a total of 6 bedrooms, Villa Kioni can accommodate between 10 and 11 guests (possibly 12 with 2 young children – by special request). On the upper level, overlooking the large courtyard, there is a double and twin bedroom sharing an en-suite bathroom. Two further double en-suite bedrooms (which can be converted to twin) with independent entrances are located on the pool side and lower pool levels, while the independent guest house on the ground floor (accessed via the courtyard) has a double bedroom sharing a bathroom with a single bedroom (with an additional underbed for 1 or 2 children).

While the villa offers tranquil and secluded relaxation, adventure is never far away – the villa rental comes with a 7.4m RIBEYE Rib with a 225cc engine, driven by fully qualified and experienced staff and permanently moored at the villa’s pontoon, just off the small beach in front of the villa (directly accessible from the villa via a small path). Let the sea lead the way as you explore hidden coves and secluded bays, dive into the crystal clear waters of nearby deserted islands (including Atokos & Arkoudi) and enjoy the underwater world with the snorkelling equipment provided for guests. Water sports enthusiasts will be pleased to know that water skis, wakeboards, kneeboards, kayaks and paddleboards are also available. At the end of the day, enjoy an exquisite local meal at one of the restaurants in Kioni or one of the neighbouring bays (Frikes is one of them) or even venture to Ithaca’s capital, Vathy (a 20′ rib ride). The village of Kioni, with its scattering of waterfront bars, is never more than a 2′ rib ride away.
